The project involves excavation of a basement under the lower ground floor, extending into the garden. This is carried out with piling at the front rear and down one sides. The existing party walls are underpinned with a lining wall cast in front of the pins. The job also includes temporary works and demo for the superstructure along with installation of new steels up to roof level.

Challenges

The ground conditions on this project were extremely challenging. The conditions experienced differed from those expected. As such the piling methodology had to change early on in the project to CFA piling. The basement went below the water level, as such a dewatering stratergy was required and works had to be executed it very difficult conditions.
